Question 1

Why do local contractors quote ৳1,800/sq.ft and later demand ৳2,800/sq.ft or abandon the project?

Accepted Answer

Never sign a flat "per-square-foot" contract. Mandate a 30-page itemized Bill of Quantities (BOQ) with fixed unit rates and milestone payments tied to engineering inspections. The Hidden Omissions in Low-Ball Quotes Dishonest quotes deliberately omit underground water reservoirs, septic tanks, boundary walls, parapet casting, rooftop heat proofing, and sub-distribution electrical panels. Once you have paid 40% upfront, the contractor demands extra billing for every item. The Turnkey Guaranteed Solution RootSpace provides an all-inclusive BOQ specifying brand, gauge, and quantity for every kilogram of rebar, bag of cement, and electrical conduit. Any inflation risk is borne by RootSpace, not the client.

Question 2

What is the realistic 2026 per-square-foot cost to construct a residential building in Bangladesh?

Accepted Answer

Standard finishing costs ৳2,200–2,600/sq.ft, Premium costs ৳2,700–3,400/sq.ft, and Luxury duplexes cost ৳3,800+/sq.ft. 2026 Construction Tiers Standard Grade (৳2,200–2,600/sq.ft): Local 1st-class bricks, 500W rebar, 24"x24" tiles, local sanitary fittings. Premium Grade (৳2,700–3,400/sq.ft): Ready-mix M20 concrete, 32"x32" porcelain tiles, Grohe/Kohler fixtures, teak wood doors. Luxury Grade (৳3,500–4,500+/sq.ft): Imported marble, double-glazed curtain walls, VRF air conditioning, smart home automation.

Question 3

Why hiring an Architect & Structural Engineer saves money compared to relying on a local "Mistri"?

Accepted Answer

A formal structural design fee (৳35–50/sq.ft) optimizes rebar placement, saving ৳150+/sq.ft in unnecessary steel and concrete waste while ensuring safety. The Hidden Waste of Rule-of-Thumb Masonry Local mistris typically place extra 20mm rebar where bending moments are zero, and omit confinement ties in column-beam joints. ETABS seismic modeling reduces steel consumption by 15–20% while certifying the structure against a 7.5 magnitude earthquake.

Question 4

Why do apartment interior design budgets jump from ৳8 Lakh to ৳16 Lakh in Dhaka?

Accepted Answer

Always demand a BOQ detailing carcass substrate (Gorjon marine ply), hardware brand (Hafele/Blum), and edge-banding thickness (1.5mm PVC) before paying an advance. The Carcass Substrate Trick Dhaka monsoon humidity causes cheap Malaysian MDF and chipboard to swell within 18 months. RootSpace uses calibrated boiling-water-resistant (BWR) Gorjon marine plywood with moisture-barrier laminate for 15-year durability.

Question 5

What 7 legal clauses must every Bangladeshi landowner include in their contractor agreement?

Accepted Answer

Always mandate liquidated damages (৳1,500/day delay), 5% defect liability retention for 12 months, and mandatory BUET/MIST test certificates. The 7 Mandatory Contract Protections Fixed Total Lump-sum with unit-rate adjustment mechanism. Milestone completion dates tied to financial penalties. Liquidated damages for unauthorized delays. Defect liability retention money (5% held for 365 days). Mandatory BUET/MIST cylinder crushing & rebar tensile tests. Contractor indemnification for workman injury on site. Right of immediate termination for substandard workmanship.

Question 6

Precast Concrete Boundary Wall vs. Traditional Brick Wall: Cost and security comparison?

Accepted Answer

Precast RCC boundary panels install in 3 days at ৳550–700 per running foot, providing immediate legal and physical possession. Comparison Matrix Precast walls use high-strength M25 pre-stressed concrete posts and tongue-and-groove planks. They resist waterlogging, require zero plastering or painting, and can be dismantled and re-erected if boundary lines adjust later.

Question 7

What is the complete cost to install a 4 to 6 passenger elevator/lift in a residential building in Dhaka?

Accepted Answer

A 6-passenger gearless Machine-Room-Less (MRL) elevator costs ৳18,00,000 to ৳28,00,000 including customs duty, installation, and ARD backup. Key Technical Requirements Shaft Dimensions: 5ft 6in wide x 5ft 6in deep clear inside dimension. Pit Depth: 1,400mm minimum depth below lowest finished floor. Overhead Height: 4,200mm clearance above highest landing. Safety Feature: Automatic Rescue Device (ARD) and emergency battery lower the cabin to the nearest floor during power cuts.

Question 8

Labor Contract (লেবার কন্টাক্ট) vs. Material Turnkey Contract: Which is more cost-effective?

Accepted Answer

Unless you can spend 8 hours daily on site inspecting deliveries, a turnkey material contract with a fixed itemized BOQ is cheaper and stress-free. The Hidden Costs of Labor Contracts Unsupervised laborers intentionally waste cement, drop steel cutoff lengths under 2 feet, and leave sand unprotected against monsoon wash-away. Turnkey contracts make material efficiency the contractor’s responsibility.

Question 9

Why must landowners hold a 15% contingency fund specifically for subterranean foundation work?

Accepted Answer

Always allocate 15% of total foundation cost as an unencumbered cash reserve for subsurface anomalies before starting pile boring. Subsurface Variables in Dhaka Plots near old riverbeds or landfills frequently conceal buried brick kilns or plastic sludge requiring extra excavation depth, dewatering pumps, or extended pile lengths not apparent in preliminary surface surveys.

Question 10

Why does 45% of the total building budget get spent after the structural frame is completed?

Accepted Answer

The RCC structural frame is only 35–40% of total cost. Finishing (plumbing, tiles, windows, doors, electrical, paint) consumes 50–55%. Typical Budget Split Structural RCC: 38% | Masonry & Plaster: 12% | Tiles & Sanitary: 18% | Electrical & Lighting: 10% | Windows & Doors: 12% | Painting & Waterproofing: 10%.

Question 11

How to accurately calculate floor tile quantities and avoid running out of matching color batches?

Accepted Answer

Always add 10% for straight tile layouts and 15% for diagonal layouts as cutting wastage, and purchase the entire batch from a single production run. The Golden Tile Formula Total Net Floor Area (sq.ft) x 1.10 = Purchase Quantity. Keep 1 full unopened box in storage for future plumbing repairs, ensuring perfect color match 5 years later.

Question 12

How contractors secretly substitute electrical cables and plumbing pipes with substandard Grade-B copies?

Accepted Answer

Purchase electrical cables and PPR pipes directly from company authorized dealers, and check embossed laser-printed batch numbers on every meter. Counterfeit Detection Genuine cables have flame-retardant (FR) insulation that self-extinguishes within 3 seconds of flame contact, and pure electrolytic copper cores with zero blackish recycled scrap tinge.

Question 13

My plot is in Purbachal or Aftabnagar on filled sand. Is piling mandatory, and how much will it cost?

Accepted Answer

If borehole SPT N-values in the first 25 feet are below 10, cast-in-situ bored piling is mandatory. Typical cost is ৳600–850 per running foot. Hydraulic Sand Fill Hazards Recent sand fills over alluvial silt lack natural compaction. Piles (20" to 24" dia, 60–80ft deep) bypass the unstable sand layer and transfer the building weight into dense load-bearing strata (SPT N > 30). For a 3 Katha 5-story building, expect 32 to 40 piles costing approximately ৳12,00,000 to ৳16,00,000.

Question 14

How to completely prevent basement water seepage under high monsoon water tables in Dhaka?

Accepted Answer

Apply external blindside sodium bentonite waterproofing membranes and cast retaining walls with crystalline hydrophilic admixtures. External vs Internal Waterproofing Waterproofing from the inside always fails under hydrostatic head pressure. External bentonite geocomposite sheets swell upon water contact, forming an impermeable gel barrier against the concrete shell.

Question 15

Pre-cast driven piles vs. Cast-in-situ bored piles: Which is safer for dense Dhaka neighborhoods?

Accepted Answer

In urban Dhaka with adjacent buildings within 10 feet, rotary cast-in-situ bored piling is legally and structurally mandatory to eliminate vibration damage. Noise & Ground Vibration Analysis Cast-in-situ rotary augers create near-zero vibration and can penetrate hard intermediate layers where driven precast piles often shatter or refuse early.

Question 16

When is a Mat/Raft Foundation cheaper and better than isolated column footings?

Accepted Answer

A monolithic Mat/Raft foundation acts as a rigid continuous concrete raft, preventing differential building tilt on alluvial Dhaka soils. The 50% Footing Rule When soil bearing capacity is 1.2 to 1.8 tsf, casting a unified 18-to-24 inch thick reinforced raft foundation is faster, eliminates eccentric footings along property lines, and resists seismic uplift.

Question 17

Shore Protection & Sheet Piling: How to excavate a 12ft deep basement without collapsing the neighbor’s wall?

Accepted Answer

Install continuous steel sheet piles or secant bored soldier piles with waler beams and struts before digging beyond 5 feet. Active Earth Pressure Mitigation Dhaka silt has zero cohesion when wet. Interlocking sheet piles driven 6ft below excavation grade hold lateral earth loads and block surface groundwater flow during basement construction.

Question 18

How to read a Soil Test Report: Key parameters every landowner should verify before accepting the design?

Accepted Answer

Check SPT N-values at 5-foot intervals, groundwater table depth, and ensure borehole depths reach at least 60 to 80 feet. Core Metrics Checklist 1. SPT N-value: 30 (Dense hard layer). 2. Water table depth: Critical for dewatering and pile casing design. 3. Grain size distribution: Percentage of silt, clay, and sand.

Question 19

Why dirty, reused bentonite slurry ruins cast-in-situ bored piles and causes structural defects?

Accepted Answer

Maintain bentonite slurry specific gravity between 1.05 and 1.15 g/ml, and flush the bottom of the borehole with fresh slurry before pouring concrete. The Danger of Soil Inclusions When bentonite is too heavy, concrete cannot displace it cleanly, resulting in "necking" (reduced pile diameter) or pockets of trapped mud inside the structural concrete shaft.

Question 20

Pile Integrity Test (PIT) & Static Load Test: How to verify pile soundness before casting pile caps?

Accepted Answer

Conduct low-strain sonic Pile Integrity Tests (PIT) on 100% of piles (৳1,000–1,500/pile) and static load tests on representative piles before casting caps. Sonic Echo Testing An accelerometer attached to the pile head captures sonic wave reflections from a small hammer tap. The wave velocity reveals pile length, necking, bulges, and concrete quality along the entire depth.

Question 21

Determining Plinth Level (ভিটি উচ্চতা): How high should your ground floor be above the street?

Accepted Answer

Set your finished ground floor plinth level at least 2.5ft to 3ft above the existing asphalt road crown to stay safe for 25 years. Future Road Elevation Allowance Factoring in repeated asphalt overlays, drainage overflows, and municipal road elevation ensures your car garage and lobby remain high and dry throughout the building life.

Question 22

Underground Water Reservoir (UGWR) Buoyancy: How to stop an empty tank from floating up during floods?

Accepted Answer

Design the tank base slab with extended toe flanges to mobilize soil weight, and ensure total empty tank self-weight exceeds hydrostatic uplift by 1.25x. Hydrostatic Uplift Calculations Uplift force = Volume of displaced water x 1,000 kg/m³. If the tank weighs less than the displaced water, it must be anchored to underlying foundation piles with tension rebar.

Question 23

What are the mandatory setbacks and FAR rules under DAP 2022–2035 for 2.5 to 5 Katha plots?

Accepted Answer

For typical 3–5 Katha plots on roads under 20ft, front setback is 1.5m (5ft), rear setback is 1m (3ft 3in), and side setbacks are 1m on each side. Setback Requirements under BNBC & DAP Front Setback: Minimum 1.5 meters from proposed road boundary. Rear Setback: 1.0 meter for plots up to 5 Katha. Side Setbacks: 1.0 meter on both sides for emergency ventilation. FAR (Floor Area Ratio): Typically ranges from 2.8 to 3.5 depending on road width and plot size.

Question 24

Septic Tank & Soak Pit Design: How to prevent overflows in areas without municipal sewer lines?

Accepted Answer

Install a 3-chamber Anaerobic Baffled Reactor (ABR) septic tank with a biological filter and an engineered soak pit with gravel layers. 3-Chamber Septic Mechanics Chamber 1 traps solids (settling zone), Chamber 2 undergoes anaerobic biological digestion, and Chamber 3 discharges clear effluent into a perforated soak well wrapped in geotextile fabric.
